Mold testing in Santa Rosa
I did a mold inspection in Santa Rosa on Friday, nothing too exciting except for the fact that there was no visible signs of moisture and no visible mold growth. The owner smelled mold and suspected that the previous owner painted over it. This makes it very difficult to determine if there is a leak in the building envelope... especially when it has not rained in many months. The lab results showed elevated Penicillium/Aspergillus throughout the home, but what is the source? The owner called a mold removal company out of Petaluma to get an idea of the costs involved, but without a clear indication of the source of mold, there is not much that can be done (unless the owner is willing to spend a lot of money sampling wall cavities... which I did not recommend). Fortunately, we are supposed to get a major storm on Tuesday, so I will return to the house with my infrared camera after the storm and hopefully we can pin point the leak.
